How it works.
Our first step is a relaxed chat, ideally over a cup of tea, to get to know each other and discuss what you're hoping to achieve. This conversation usually takes about 30 minutes.

Over the next 48 hours, I’ll review all your documents, such as payslips and bank statements. I’ll then speak to lenders from across the market to find out who will lend to you and which lenders can offer the best rates.

I’ll summarise everything in a clear, straightforward email. You’ll have time to review it, and then we can discuss it together the next day to make sure all your questions are answered. This way, you'll have a clear understanding of your options, and we can move forward with securing your Mortgage in Principle.
Research
At this stage, I’ll arrange a Mortgage in Principle with a lender that uses soft credit checks, so there’s no impact on your credit file. This lets us know how much you can borrow, and ensures there won’t be any credit score issues once your offer is accepted on your chosen property.

With your Mortgage in Principle in place, you’re ready to start viewing and making offers on properties. When you find a property you love, I can help you assess the best offer strategy to save you money where possible.
Once your offer is accepted, we can begin working on securing your mortgage.
Find your Dream Home
Next, we’ll sit down for a more in-depth meeting to discuss your options and tailor the right mortgage product to suit your needs. We’ll review the terms and conditions of your chosen deal so you fully understand your financial commitments.
When you’re comfortable with the choice, I’ll handle the application process and liaise with the lender to secure your mortgage approval.
Choosing the Right Mortgage and Protection
Once your mortgage offer is issued, it’s agreed and can’t be retracted.
At this point, we’ll organise a survey to assess the property’s condition and begin the legal process.
I’ll be here to assist you at every stage, making sure you have support whenever you need it.
Mortgage Offer, Survey & Solicitors
The final step is the exchange of contracts, where you’ll legally become the owner of the property. Typically, completion takes place a week later, at which point you’ll receive the keys to your new home. And then, the real excitement begins as you settle into your new space!
