Initial Chat
First chat over a cup of tea. Roughly 30 mins so that we can get to know each other and what you're hoping to achieve.
We then discuss your circumstances in more detail, so I have the information I need to do research for you.
First part done.
Research
Over the next 48 hours I'll check all your documents, e.g. payslips etc.
Then speak to lenders from across the whole of the market to establish who will lend to you and who is offering the best rates.
I'll compile this into a clear email, give you the evening to digest then call the next day to talk it through.
You then know very clearly know what your options are and we can get your Mortgage in Principle sorted.
Mortgage in Principle
I'll do your Mortgage in Principle with a lender that offers soft footprint credit checks.
We then know we can get the money that you need and there will be no credit score issues once you have your offer accepted on your dream home.
Find a Property
We're good to start offering on properties.
Once you've found a suitable property we can discuss offers and I can help you with negotiations, hopefully saving you money.
Get an offer aaccepted and we'll be able to start putting your mortgage in place.
Chose our Mortgage and Protection
Sit down for our last formal meeting.
Discuss your plans for the property and explain the options that you have available to you.
Talk through the deals that suit your needs and find the cheapest options.
Discuss the T&C's of your chosen deal so that you understand the financial commitment that you're making.
At that point you'll leave me to it to submit your application and work with the lender to get the mortgage approved.
Mortgage Offer, Surveys and Solicitors
Once mortgage offer has been issued you no longer have to worry about it, its been agreed and cannot generally be retracted.
Get your survey booked to assess condition of property and start navigating legal work.
I am here to assist you with all aspects and will always be at the end of the phone.

Get your keys and move in!
Exchange of contracts with vendors and sign to become the legal owner of your property.
Usually one week later completion happens and you get the keys to your new home, then, for most people, the really hard work starts!
